Real Estate Appraisal Activities

            Certified General Real Estate Appraiser of the State of Arizona, Board of Ap­praisal. Certification number 30035; expiration date August 31, 2010. Real estate appraiser since 1985.
            Appraisal experience includes: condemnation, ranch land, residential (including mobile homes), rental sur­veys, commercial, apartments, a town hall, conservation easements, before and after value studies, right-of-way and partial takings, easements, an elementary school, small in­come properties, a library building, industrial properties, special situ­ations, and vacant land using form, short narra­tive, and full narrative formats for var­ious lenders, governmental agencies, and indi­vi­duals. Former investigator for Arizona Board of Appraisal.
            Former member National Association of Master Appraisers, 1987 to 2007. Other memberships have included: National Association of Independent Fee Appraisers, International Right-Of-Way Association, Institute of Business Appraisers, and the Appraisal Institute.
            Geo­graphic areas of experience include the five northern Arizona counties, especially Yavapai County.

Real Estate and Appraisal Education

            Numerous profession related courses/seminars taken over the years including: finance, statistical methods, appraisal, real estate, taxes, math, narrative report writing, appraisal principles, appraisal practice, accounting, hotel/motel appraisal, condemnation, cash flow analysis, in­come property forms, tax consulting, mobile homes, es­tates and trusts, business appraisal, etc.

Real Estate Instructor

            Current real estate appraisal instructor at Yavapai College, Prescott, Arizona. Former real estate instructor with Lincoln Graduate Center, a real estate appraisal licensing school based in San Antonio, Texas. Have taught “Introduction to Real Estate Appraisal” seminar and “Acquiring Property Through Back Taxes” seminar at Yavapai College in Prescott.  

Legal Experience

            Court testimony provided for condemnation appraisal work and for dispute resolution. This involved taking the witness stand, discussing the various appraisal methods used, explaining how values were arrived at and answering various questions.
            I have undertaken and completed 138 property tax lien foreclosures through superior court; I used no attorneys. Significant experience has been gained here regarding court procedures, pleadings, testimony, etc.

Published Articles

            The following articles were published in Right-Of-Way Magazine of the International Right-Of-Way Association: (1) “Property Rights”, Jan./Feb. 2005 issue; (2) “How Value Varies With Size”, Jul./Aug. 2007, and (3) “Adjusting Value Over Time”, Nov./Dec. 2008. “How Value Varies With Size” was also published in the Spring 2009 issue of the Appraisal Journal of the Appraisal Institute.

Other Experiences

            Retail/wholesale hobbies and crafts for 10 years in California. Had as many as 3 stores. Experienced gained in dealing with employees, gen­eral management, accounting, payables, receivables, inven­tory, sales, advertising, etc.
Owned and oper­ated residential rentals (1983 to 2000), gaining exper­ience in finding and dealing with tenants, evictions, and build­ing con­struc­tion and repairs.
Arizona property tax lien investments, 1984 to 1995. Over 6 dozen properties acquired, thousands of liens purchased.
            Part owner “Yavapai Weekly News” a local newsmagazine (1994 to 1999). Primary functions included finance and accounting, as well as distribution, sales, and internet development. This newspaper is now closed.
            Accounting and income tax preparation specialist, early 1990’s.
